MT Apartment — Smart Building Charge Manager

MT Apartment replaces the building manager's paper ledger with a simple app designed for Iranian conditions: Jalali calendar, rial/toman and SMS sent from the manager's own phone with no SMS-panel cost.

Key features

• Expense invoices: water, electricity, gas, cleaning, repairs and more in one invoice; each unit's share is calculated automatically — equally or by number of residents.

• Payment tracking: per-unit paid checkmarks, colour-coded status, receipt photos and one-tap full settlement.

• SMS to residents: a polite, ready-made message with each cost item, the total and the card number.

• Visual and PDF reports: invoice status posters, per-unit statements and a whole-building report with a QR card, ready for A4 print or WhatsApp.

• Cloud sync and handover to the next manager with a single invite code; direct Wi-Fi sync between two devices.

Technical architecture

Built with Flutter for five platforms and designed offline-first: the local SQLite database is the source of truth and every change is recorded as a versioned event; the sync layer exchanges those events with a Laravel back-end and resolves conflicts with per-field last-write-wins so two managers can work on two devices at once. Charge splitting is an isolated, unit-tested engine (equal or per-resident split, rial rounding without losing the remainder). PDF reports and posters are rendered on-device; the back-end only holds accounts, subscriptions and encrypted backups.
